Planit was engaged to assist in the preparation of a development application to establish a multi-unit development. The proposal comprised of 167 units spread over three, multi-level apartment buildings. Planit’s role included project managing the large consultancy team and providing input into all town planning, architectural design, landscape design and ecological aspects of the development.
Several challenges presented themselves during the design and assessment of the development proposal, namely liaising with Council and State officers in the redesign of the development due to the gazettal of the Intra Regional Transport Corridor (IRTC) which occurred two-thirds of the way through the application process. Other challenges included designing a feasible development on a steep slope and mitigating impacts on the adjoining environmental area to the rear of the site.
Ultimately, Planit was able to obtain development approval for a design which not only met the client’s expectations but also addressed the concerns of both Council and the State Government. The development is a valuable component of the growing Coomera Town Centre precinct.
