Unlocking Development Potential on the Gold Coast: Dual Frontage & Corner Lot Opportunities

If you own a residential property on the Gold Coast, and it’s located in the Low-Density Residential Zone, your corner lot or dual frontage site may hold more potential than you realise.

At Planit Consulting, our team of planning experts based in Nobby Beach are working with property owners across Queensland to explore subdivision and small-scale development opportunities under the Gold Coast City Plan.

Here’s what you need to know if your property is a corner lot or dual frontage lot in the Low-Density Residential Zone:

Subdivision Potential (800m² or More)

If your site is 800m² or greater, you may be eligible to subdivide your lot into two freehold residential lots, subject to a Code assessable Reconfiguring a Lot application.

Dual Occupancy (Under 800m²)

If your property is less than 800m², you might still be able to develop a Dual Occupancy (two dwellings on one lot), subject to an Impact assessable development application.

Limited Commercial Uses on Corner Lots

Corner sites can offer more than residential potential. You may be able to gain approval for commercial uses such as:

  • Health Care Services (Code assessable)
  • Child Care Centres (Impact assessable)
  • Each use is subject to a development application with Council.

 

Multiple Dwellings (3 Units or More)

Larger corner allotments (generally 800m² or greater) may also be eligible for a Multiple Dwelling development (3 units) via an Impact assessable application.

Subdivision after Approval or Development

For approved Dual Occupancy or Multiple Dwellings in the Low-Density Residential Zone, further subdivision is possible through community title (volumetric or standard format) or freehold residential lots, for existing Dual occupancies or Multiple dwellings.
